Terms of service

1. Who we are

These terms are between you (the agent or agency ordering the work) and RIVAANTECH SOLUTION L.L.C., Dubai, UAE, [licence details to be confirmed], which operates Ziyna (“we”, “us”). Contact: hello@getziyna.com, WhatsApp +97143584422.

2. What we do

• We add virtual furniture and decor to photos of empty rooms that you send us.
• We do not change the property. We do not add, move or remove walls, windows, doors, floors, ceilings, fitted kitchens or bathrooms, views or building amenities, and we do not hide damage or defects.
• Furnished or occupied rooms are left as they are.
• Each staged photo carries the label “Virtually staged – furniture is not included” and leaves the bottom-left corner clear for your advert permit QR code.

3. Packages, prices and how we count

• A listing is one property, identified by its listing link or its advert permit number. Photos of several properties are several listings, even in the same building or for the same owner.
• We check that the photos in each order come from one property. If they do not, we tell you before starting and the extra properties are charged, or counted, as separate listings.
• Packages count staged photos, not rooms. Each photo we furnish or style counts, including several angles of the same room and kitchen or bathroom styling. A studio or open-plan unit is one room: every angle of it shows the same furniture plan. Photos left as they are (for example exteriors, amenities and views) are free.
• The free first listing is available once per agent or agency. We may compare new photos with earlier orders to apply this.
• On every agency plan, each listing includes up to 6 staged photos (12 for a villa or large unit), and your team gets access to the portal.
• Prices are in UAE dirhams. We’re not VAT-registered, so no VAT is added. Unused plan listings and extra listings do not roll over to the next monthly cycle.

4. Orders, timing and delivery

• You order by WhatsApp or email with the photos and the listing link or permit number, or, once it opens, in the portal, either with a free individual account (paid per listing) or on an agency plan.
• We aim to deliver the same working day for orders received by 14:00 Dubai time; for paid orders, this counts from when your payment is received. This is a target, not a guarantee; we tell you before starting if a job will take longer.
• Delivery is by WhatsApp, a download link or the portal, as full-resolution files with a before and after sheet.

5. Portal accounts

• Once individual accounts open, individual agents can open a free account and pay per listing at the prices above.
• On an agency plan, the agency admin decides who has access, keeps the list of members up to date and removes people who leave.
• Keep sign-in links and passwords private. You are responsible for activity under your agency’s accounts.
• We aim to keep the portal available but do not promise uninterrupted access. We may suspend access for misuse, after telling the admin. If a renewal is unpaid, no new listings are released until it is paid; you keep access to finished photos.

6. Your photos

• You confirm that you own the photos you send, or have the photographer’s and owner’s permission to have them edited and published.
• You keep all rights in your original photos. When you have paid, you may use the staged photos to market that property on any channel, for as long as you need.
• We will not use your photos or staged photos in our own marketing unless you agree in writing.

7. Labelling and advertising (your responsibility)

• You are the advertiser. You are responsible for your listing, your advert permit (Trakheesi or Madmoun) and for following Dubai Land Department and RERA rules.
• Keep the label on the photos and tell buyers and tenants that the furniture is not included. We recommend keeping at least one unstaged photo of each staged room in the listing.
• Do not use the staged photos to suggest the property is sold or let furnished, or that it has features it does not have.

8. Revisions

• Each listing includes two rounds of revisions (for example a different style, sofa or furniture layout), asked for within 14 days of delivery.
• A new photo, another property or a new brief after delivery counts as a new order.

9. Payment

• Every order is paid in full before we start. Single listings (WhatsApp, email or, once it opens, the portal) are paid by bank transfer, or by card once available, before staging starts. Bank-transfer orders start when the payment reaches us.
• Agency plans are paid in advance. The renewal invoice is sent 5 days before your renewal date, and the new month’s listings are released when it is paid. Extra listings and upgrades are added once paid.
• We don’t offer credit terms. Unpaid orders are cancelled after 7 days, with nothing to pay.
• Bank details are given only on the invoice.

10. Liability

• We stage photos with care and check each one by hand, but staged photos are illustrations, not a record of the property.
• We are not responsible for how you use the photos, for your advertising compliance, or for any decision a buyer or tenant makes.
• Our total liability for any order is limited to the amount you paid for that order. We are not liable for lost profit, lost commission or lost business.
• Nothing in these terms limits liability that cannot be limited under UAE law.

12. Changes to these terms

We may update these terms. The version in force when you place an order applies to that order.

13. Law

These terms are governed by the laws of the Emirate of Dubai and the federal laws of the UAE. The courts of Dubai have jurisdiction.
